Rooms in our Hall of Residence, Duchy House are available to book from Friday 6 June 2025 to Sunday 7 September 2025 inclusive.

Our location

Situated in central London at the junction of the Strand and Waterloo Bridge, Duchy House is within easy reach of major attractions such as: Somerset House, The Courtauld Gallery, South Bank London, Covent Garden, Leicester Square and Oxford Street. Excellent travel links make Duchy House easy to get to, with five  underground stations less than 800 meters from the property and several bus routes operating nearby. Our entrance is located between Leon and Café Nero on Waterloo Bridge (postcode WC2R 1HG) and across the road from the vibrant and bustling Covent Garden.

About Duchy House

Duchy House operates as a Hall of Residence during the academic year for Courtauld students, though available throughout the summer period for those looking for basic and affordable central London accommodation whilst visiting, studying or on business. There is no availability during term-time.

Duchy House is a 19th century building and has both double and single occupancy bedrooms across four floors, with lift access (from ground floor half-landing to fourth floor). Our bedrooms range in size and guests have a choice of rooms with either en-suite or shared shower room facilities. All guests have access to a communal kitchen located on each floor for basic self-catering, with access to common rooms on second and third floors. An onsite laundry is also available for use in the lower basement (no lift access). International travellers are reminded to bring travel adaptors with them.

Duchy House is secured by a card entry system covering both the main entrance door and internal corridor doors.  All bedrooms have individual key locks and the property has 24-hour CCTV coverage within the communal staircase, making Duchy House a safe place to stay.

Our rooms

All our bedrooms are equipped with either a double or single bed, wardrobe with full length mirror, desk and chair and a small fridge.  We provide complimentary bottled water, towels and basic toiletries.  Hairdryers are provided in our double rooms and available on request for single occupancy rooms.  Please note, the premises are not air conditioned but we have available a supply of desk fans.

While the night time economy in this part of London might pose a noise issue, windows in all bedrooms facing the street are fitted with secondary glazing. Guests may request (subject to availability) rear facing rooms. These are rooms with the letters J, K, L, M, N and O on the first (1), second (2) and third (3) floors and the letters G, H, I, J and K on the fourth (4) floor.

General information

A member of staff is on duty in Duchy House 24/7 to welcome you on arrival and to provide any assistance and deal with any queries you may have during your stay.

If you have any general enquiries prior to booking a room and or have pre-arrival queries, please do not hesitate to contact us. Depending on occupancy we may be able to accommodate early check-in and late check-outs, please enquire at the time of booking and on arrival.  We are also able to assist with storing luggage prior to check-in and on the day of departure.

We accept both short and long stays from a single night up to thirty nights.  Our rates (excluding cleaning costs) for Summer 2025 range from £80 to £140 per night depending on room type, length of stay and discounts are available for advance bookings and long stays (20+ nights).

We welcome all guests staying at Duchy House, to visit The Courtauld Gallery.   Our Accommodation and Visitor Experience staff, will be happy to provide you with further details about current exhibitions and visiting the Gallery during your stay with us.
